This paper addresses the subject of design changes management in the context of a multidisciplinary collaborative Building Information Models (BIM) environment. Within Building projects organization field, This research aims to use change management as tool for design and decision making. The proposed method for the management of design changes depends on both modeling the elements of structure based on BIM and using parameter-based design structure matrix as tool for Change Management in a way that will support the effective flow of information between disciplines, and thus reduces design changes, and will be able to trace a series of successive changes within the BIM environment. This paper offers different necessary models to build the DSM; then they are fed by the information of a commercial building project collected from design engineers. The proposed method represents the various dependencies between the parameters of building and evaluates their impact on the levels of elements, the whole system and subsystems in a way that allows to identify the critical parameters and predict some of the iterative cycles of change to avoid unnecessary rework.

Design phase is one of the phases that can largely affects the lowering of performance level, i.e. conflicts in design documents, numerous modifications to be performed and the difficulty that causeatlate stages of the design process, and consequentl y delay in delivery and sometimes fail to reach the project objectives. Building Information Modeling (BIM) system is one of the effective methodologies that offers many privileges that could take part in solving these problems. The purpose of this study is revealing the influence of implementing BIM in design phase, by comparing it with traditional CAD-based systems. Case studies have been conducted for projects of residential buildings during design phase in architectural part. Findings indicate that implementing BIM in design phase for architectural discipline have shortened the time needed for producing design documents by 75%. This study could be utilized by any company working in the architectural design field, and encourages decision makers to start using BIM. Furthermore there still is a need foran extensive studies to imply other kinds of buildings and more disciplines of AEC industry.
Building maintenance is gaining an increasing attention in the field of scientific research and there was a need for the use of new technologies in maintenance management, , as the facility management deal with a large amount of information relatin g to maintenance, which includes drawings and specifications, lists, and reports, and the use of paper files leads to decrease the efficiency and create a shortage of data and information. We offer in this research tool to manage the maintenance process by using the BIM through linking deterioration models and three-dimensional model of the facility to be maintained, then compensate the external investigation data for maintenance work in these models, to get at the end of this research and with the help of the possibilities offered by Revit database to an upcoming maintenance items and arrange them according to their importance and impact on the facility , the estimated budget for the periodic maintenance and distribution of this budget on the various construction elements , the development of resources plan for next year and up to the knowledge database of maintenance will help in determining the supplier lifecycle and the coefficient of replacement.
This paper describes a case study in which we documented six examples of design changes. Then they are analyzed in two directions, the first is related to assessing the efficiency of the tools of BIM towards design changes and discovering their weaknesses, while the second is related to analyzing the characteristics of these changes within the information model of BIM and presenting them in the modeling of the change process.
