Population Development and the Unplanned Housing Problem in Syrian Governorates' Centers During the Period between (1981-2010)

يعد النمو السكاني الكبير و الحاجة المتزايدة لتأمين المأوى السببين الرئيسين لظاهرة السكن العشوائي التي تعاني منها مدن مراكز المحافظات السورية، و لاسيما 2010 ، و نجم عن ذلك نشوء العديد من المشكلات، و نظرًا إلى – بين الأعوام 1981 أهمية هذا الموضوع و تأثيره في مختلف جوانب الحياة، و ضرورة إيجاد الحلول لهذه المشكلات المهمة في سورية، تضمنت دراسته مشكلة البحث، و أهميته، و أهدافه، و مناهجه، و تطور عدد سكان سورية و مدن مراكز المحافظات و العوامل المؤثرة فيه، و أسباب الهجرة الوافدة إلى تلك المدن، و توزع مناطق السكن العشوائي فيها، و مساحتها و نسبة سكانها، و أسباب تشكلها، و خصائصها السكانية و العمرانية و الخدمية و الاجتماعية و الاقتصادية، و مشكلاتها من خلال دراسة تحليلية، ثم النتائج المترتبة على تلك الظاهرة و الحلول و المقترحات لها التي تتفاقم باستمرار، و خاصة في مجال النمو السكاني، و الإسكان، و الخدمات و المجال الصحي و تلوث البيئة. ثم تخطيط هذه الظاهرة و معالجتها التي هي تلبية غير نظامية لحاجة أساسية، و هي السكن.

The great population development and the growing demand on housing is considered the main reason for Unplanned Housing, that afflict Syrian governorates centers, especially during the period between (1981– 2010), the thing which resulted in the emergence of numerous problems, due to importance of this subject-matter and its influence on all aspects of life, and the necessity to find proper solutions to these outstanding problems in Syria. The study of this subject included the research problem, its importance, objectives, courses and population growing number in Syria, and Governorates' City Centers and the affecting factors, along with the immigration to these cities, distribution of unplanned housing in them, with their areas and rates of inhabitants, the reason for their formation, their population, architectural, infrastructural, social, economic characteristics, and its problems through an analytical study. Then the outcomes of such phenomenon, with suggested solutions for it, for it is escalating continuously, especially regarding inhabitants' increasing numbers, housing, services & infrastructure, sanitation and environmental pollution. Eventually, it is important to plan and address this phenomenon, even though the solution will be an unsystematic solution for the critical need for houses.
