Let R be a finitely generated commutative ring with 1, let A be an indecomposable 2-spherical generalized Cartan matrix of size at least 2 and M=M(A) the largest absolute value of a non-diagonal entry of A. We prove that there exists an integer n=n(A) such that the Kac-Moody group G_A(R) has property (T) whenever R has no proper ideals of index less than n and all positive integers less than or equal to M are invertible in R.

We initiate an investigation of lattices in a new class of locally compact groups, so called locally pro-$p$-complete Kac-Moody groups. We discover that in rank 2 their cocompact lattices are particularly well-behaved: under mild assumptions, a cocompact lattice in this completion contains no elements of order $p$. This statement is still an open question for the Caprace-Remy-Ronan completion. Using this, modulo results of Capdeboscq and Thomas, we classify edge-transitive cocompact lattices and describe a cocompact lattice of minimal covolume.
We use the theory of Clifford algebras and Vahlen groups to study Weyl groups of hyperbolic Kac-Moody algebras T_n^{++}, obtained by a process of double extension from a Cartan matrix of finite type T_n, whose corresponding generalized Cartan matrices are symmetric.
Let $Gamma$ be an irreducible lattice in a product of n infinite irreducible complete Kac-Moody groups of simply laced type over finite fields. We show that if n is at least 3, then each Kac-Moody groups is in fact a simple algebraic group over a local field and $Gamma$ is an arithmetic lattice. This relies on the following alternative which is satisfied by any irreducible lattice provided n is at least 2: either $Gamma$ is an S-arithmetic (hence linear) group, or it is not residually finite. In that case, it is even virtually simple when the ground field is large enough. More general CAT(0) groups are also considered throughout.
We study a correction factor for Kac-Moody root systems which arises in the theory of $p$-adic Kac-Moody groups. In affine type, this factor is known, and its explicit computation is the content of the Macdonald constant term conjecture. The data of the correction factor can be encoded as a collection of polynomials $m_lambda in mathbb{Z}[t]$ indexed by positive imaginary roots $lambda$. At $t=0$ these polynomials evaluate to the root multiplicities, so we consider $m_lambda$ to be a $t$-deformation of $mathrm{mult} (lambda)$. We generalize the Peterson algorithm and the Berman-Moody formula for root multiplicities to compute $m_lambda$. As a consequence we deduce fundamental properties of $m_lambda$.
Given an irreducible non-spherical non-affine (possibly non-proper) building $X$, we give sufficient conditions for a group $G < Aut(X)$ to admit an infinite-dimensional space of non-trivial quasi-morphisms. The result applies to all irreducible (non-spherical and non-affine) Kac-Moody groups over integral domains. In particular, we obtain finitely presented simple groups of infinite commutator width, thereby answering a question of Valerii G. Bardakov from the Kourovka notebook. Independently of these considerations, we also include a discussion of rank one isometries of proper CAT(0) spaces from a rigidity viewpoint. In an appendix, we show that any homogeneous quasi-morphism of a locally compact group with integer values is continuous.
